November Recap for Shirlington Village

Harris Teeter is still staying strong. They're opening up a bunch of other locations across the region very soon. Why do I mention it. Well, there's not much to talk about in real estate transactions in 2720 Arlington Mill Drive, south for November.

There were 0, yes zero, sales for November 08. So I can't reference particular models selling better, or being more appealing. I can't talk about average days on market. I can't even talk about sold price to list price ratios. Because there were not SOLD properties for November.

There was one property that rented in November. It was a 2 bedroom model. It rented for $2,299/month. The property was on the market for 54 days. That is the high, low, and average days on market for rentals this month.

Let's hope that a holiday present this year is a little more real estate action!

Still no SOLD properties

All last month there were no sold properties. That means a Zero (0) for October. There were similarly Zero (0) in September, and Zero (0) in August. The last SOLD property in the building is shown as closing July 28th.

Right now there are 5 properties available for sale, and another 5 available for rent. One of which is listed both for sale and rent.

Sellers/Owners look for answers. At any given price something will happen, it's possible that many are not willing to go to that price. November and December, historically, are not known for an improvement in sales. We will see how 2008 closes out.

There is always the dog park!

3rd Quarter Sales Summary - Shirlington Village

There were 2 of home sold in Shirlington Village (2720 Arlington Mill Dr, S) in the 3rd quarter of 2008.

ZERO One Bedrooms

2 Two Bedrooms
- Average Sold Price = $482,000
- Average Subsidy = $5618.50
- Models SQFT = 1137 + 1153

The 3rd Quarter had an Decrease in sales compared to the 3 (all one bedrooms) total sold homes in the 2nd Quarter of 2008.

Attempted Sales to Rentals

Nothing has SOLD in the building (*based on MRIS data, as are all other data points mentioned in this blog post) since the end of July. There is nothing under contract as well. On the norm it takes 30-60 days on the norm to get from contract to settlement. So at this rate there will be no SOLD properties, even if one of those listed gets a contract tomorrow, until November or December.
And this time of year isn't really known for the pick up in real estate sales. That independant of itself would be enough to make sellers get the serious face, but then we also have everything that's happening on the news.
So what's going to happen?!
Well no one knows. And anyone who says they do is full of baloney. I haven't met anyone who can predict the future yet.
I do know what is happening right now, and what tends to happen, when sellers can't sell. Those properties become rentals.
#512 + #715 have bothe been listed for sale. They are still listed for sale. However, they are also now recently listed for rent.
While #811, which was listed for sale for 59 days, is no longer available to buy. Yet it is fresh on the market to rent.
Shirlington is still a great place to live (and play!). That's a fact. But here as well as anywhere else, when sellers can't sell they try to rent.

Lofts are cool!

There are many different floor plans in condos, but sometimes they just all seem the same. Bedroom here, bathroom there, some living area, a sprinkle of kitchen over there in the corner, and if you're lucky a deck. But at the building, 2720 Arlington Mill Dr. S, right next to Harris Teeter, there are some floor plans you don't see everyday. Lofts!

These floor plans aren't throughout the whole building. In fact, they can only be found on the first 3 floors. But that's 3 floors more than you find them in most any other building. They have ceilings over 10 feet tall. I didn't say 10 feet tall. I said over 10 feet tall. I'm talking 11/12 feet. That is cool! I'm kind of tall myself, so I love high ceilings. Heck, it doesn't matter how tall you are, high ceilings are something special. They really open up a room. Plus these loft style floor plans are designed to give it a cool urban feel. Many feel like one big room, even though there are bedrooms. There are exposed air ducts, and sprinkler pipes. There are huge windows that aren't quite floor to ceiling. More like knee or waist, probably waist, to ceiling. There is so much natural light I'd say you'd never really need to turn a light on. It's really great. I know, too much excitement, but that's what happens when you see something cool that's not normal.
