1 sold in Shilrington Village in July 2009

In July 2009 there are 30 condos that sold in the 22206 zip code. They sold for 87.72% of original listing price, and 98.35% of most recent listing price.



Only 1 of those 30 condos sold was in Shirlington Village. That home was an 787 square foot, bank owned property. It sold for 100% of it's $341,000 it's most recent asking price. But it had originally been asking $361,000. It was sold in 49 days on the market.



That same month last year, July 2008, there were 3 properties sold. They sold in an average of 38.7 days on the market.



As for rentals there was one property rented in July 2009. It was a 2 bedroom 2 bathroom 1257 square foot home that rented for $2,400 in 71 days on the market.



There is now 1 property on the market, for sale or rent. It is a 1 bedroom 1 bathroom property on the 3rd floor asking $325,000. This property is a short sale.

2 sold in June = Shirlington Village (22206 zip code)

There were 2 homes old in June of 2009. They were different models. The first was a one bedroom one bathroom, 961 square foot, home on the third floor. It sold for $356,000 with no seller subsdiy. That comes to the net price of $356,000 (unchanged) and a figure of $370/square foot.

The 2nd property sold in June was a two bedroom two bathroom, 1252 square foot, home on the tenth floor. This home sold for $475,000 and $8919 in seller subsidy to the buyer. So a net price of $466,081, and a figure of $372/square foot.

This sales activity for June of 2009 is equal to that of June 2008, where there were also 2 properties sold.

There is currently 1 property for sale. It is a 2 bedroom 2 bathroom, fourth floor home with 1376 square feet. It is on the market at a price of $589,900. This property has been for sale for 118 days, and originally was asking $698,000.

1 Sold in Februray (09)

1 property SOLD in February 2009. It doesn't seem like a lot, but it's a lot more than the zero (0) for January 2009. It's also better than the zero (0) for the same month (February) in 2008.

The property that SOLD was a 1 bedroom 1 bathroom with 781 square feet. It was asking $359,900 and sold for $343,000. There was also a $5,000 seller subsidy, or closing cost credit to the buyer, effectively bringing the net purchase price to $338,000. The home was on the market for 122 days. As far as I'm aware it was not a distress sale. In fact I believe the owners were simply moving because they needed more space.

01-25-09 Shirlington Village = Market Snapshot



There have been no SOLD properties of record this year for Shirlington Village, so let's talk about what's available. I have data on 2 units that are available for purchase. There is a one bedroom 2 bathroom with over 1000 square feet that his been on the market for over 150 days. Then there is a one bedroom one bathroom model that has been on the market for just about as long, save a few days. Both are located on the seventh floor.



While there has been 1 property rented this month. It was a 2 bedroom 2 bathroom model that rented for $2,200/month, when asking $2,300. There are two times as many AVAILABLE RENTALS compared to the available sales. So a total of 4 that are available to rent. See the data below, it's a smattering of unit styles. You will notice some similar addresses because the two above that are available for PURCHASE are also available for RENT. In addition to those there are 2 other homes for rent, one on the tenth floor, and one on the eighth floor.

November Recap for Shirlington Village

Harris Teeter is still staying strong. They're opening up a bunch of other locations across the region very soon. Why do I mention it. Well, there's not much to talk about in real estate transactions in 2720 Arlington Mill Drive, south for November.

There were 0, yes zero, sales for November 08. So I can't reference particular models selling better, or being more appealing. I can't talk about average days on market. I can't even talk about sold price to list price ratios. Because there were not SOLD properties for November.

There was one property that rented in November. It was a 2 bedroom model. It rented for $2,299/month. The property was on the market for 54 days. That is the high, low, and average days on market for rentals this month.

Let's hope that a holiday present this year is a little more real estate action!

Still no SOLD properties

All last month there were no sold properties. That means a Zero (0) for October. There were similarly Zero (0) in September, and Zero (0) in August. The last SOLD property in the building is shown as closing July 28th.

Right now there are 5 properties available for sale, and another 5 available for rent. One of which is listed both for sale and rent.

Sellers/Owners look for answers. At any given price something will happen, it's possible that many are not willing to go to that price. November and December, historically, are not known for an improvement in sales. We will see how 2008 closes out.

There is always the dog park!
